The Concord









The Concord – Project Description
PDW is appointed as the architect after a closed competition process. The site is located in Tanjung Duren, West Jakarta across Mall Taman Anggrek, one of the largest shopping center in Jakarta. The location sits among green area; unfortunately it is also located by the toll road.
The Concept and Design Idea
The brief is to develop a high-end residential development. This development should be unique, compare to no other in Jakarta, as it has a lush green surrounding. The building itself has to have a unique form, unlike other apartment developed in the area. The idea is to have a slender shape building, therefore, the tower is divided into two wings, and each has different floor height.
The concept (attached 04-Concept.jpg) is to take the surrounding green to the residential tower. Between the towers, there are open space and facilities as sky garden and other uses.
Sustainable Features
The corridor apartment corridor is using natural ventilation to reduce significantly the use of air conditioning. There are sky garden in every 6 levels providing open space for the residents. The majority of the openings of the façade are facing the north and south to reduce the heat load inside the apartment.
Material Used
The building structure is using reinforced concrete; the cladding is proposed using curtain wall and aluminum cladding. For public area, natural stone are proposed.
Relation to the surrounding
The building are located close to one of the largest shopping centre in Jakarta, however the rest of the surrounding are still having large open space. The site is bounded by toll road and a river. The main surrounding features are brought into development, the green and water.
Constraints and Challenges
The site constraints are the toll road and the quality of the river next by. The site environment needs to be controlled to provide better living condition.
Unique Feature
The shape of the building is unlike other apartment unique. It is irregular, divided into two residential wings, providing open space between the buildings (please sees the concept and site analysis attached).
